Do you have show models that we can come and tour?
We don’t have “show models” but we have dealers around the country who may have models that they can show you at their sites. We generally have 10 to 15 under construction at various stages of completion.
Do you build shells or unfinished home?
Yes we build shell homes that can be finished out by the client. The standard Shell package includes the home built with all siding and roofing, fully finished, sealed, painted on the exterior with all interior walls and lofts framed in. The Shell Plus package includes wiring, plumbing, and spray foam insulation. No interior wall coverings, floor coverings, cabinets, or fixtures are included. Either way the home is weatherproof and able to be locked up and secured so the interior can be finished out without weather issues or security concerns.
How far do you deliver?
We deliver throughout the US and Bahamas. We will can ship International if needed.
How do I set one up on my lot?
Our Modular & RV Trailers come with 4-6 jacks to level it. However we recommend that the home frame is blocked up in multiple points with no weight on the tires if set up long term. We do not recommend using the tires and scissor jacks for support if home is parked permanently. The pad for the home should be level and made with compacted gravel or concrete. All hookups are standard RV style unless specified otherwise.
How are the Modular & RV Trailers insulated?
We use closed cell spray foam insulation in all our Modular & RV Trailers on wheels. We feel it is the best insulation available for them. It delivers R13 in the walls and R19 in the ceiling. Testing conducted by the National Association of Home Builders (NAHB) Research Center shows spray-applied polyurethane foam insulation between wood stud wall panels increased rack and shear strength two to three times compared with standard stick-built components with fiberglass insulation when sprayed onto oriented strand-board (OSB). This makes the home very strong and easy to heat and cool. We also use other additional insulation throughout the Modular & RV Trailers structure. You can find this info in our materials list.
How big can you go?
We build Modular & RV Trailers on wheels from 16′ to 38′ long on bumper pull trailers. The max width allowed by the DOT is 8′-6″ wide and height is 13′-6″ high.
Do you build other styles?
Yes. The sky is the limit on designs and customization. We do our own design and drafting in house so we can help you with putting your ideas together and produce a set of drawings for your home.
How do you heat and cool a Modular & RV Trailers?
Our standard heating and cooling unit is a ductless mini split AC and heat pump. We also offer gas wall heaters/fireplaces.
What kind of utility hookups do they have?
Our homes come with standard RV style hookups. A 3″ sewer drain that can be hooked up to a tank, septic, or sewer system, a garden hose style water hookup is used for water, and 50 amp RV style plug for power. If you are in extremely cold climates we can adapt the water hookups for frost protection.
How much do they weigh?
A Modular & RV Trailers on wheels weighs around 10,500 lbs. for a standard 24′ home. The larger homes can weigh as much as 20,000 lbs. and a 16′ bumper pull could be as low as 7,000 lbs. Features and appliances can affect any of these numbers.
Can I pick it up or move it myself?
Yes. The Modular & RV Trailerson wheels are under the width and height restrictions of the DOT and you are not required to have any special licenses or permits to move them. You will however need a 1 ton or larger pickup. We do not recommend a smaller tuck to pull them.
How is the house fastened to the trailer?
We have our trailers custom made with a 4″ x 1/4″ steel flange on the edges that is through bolted to the wall plate. Then the studs and rafters are tied together with metal strapping to keep it all together. We can tow them at highway speeds with no trouble at all.

What are the deposit/payment terms?
Safe room Designs “Magic Modular & RV Trailers” requires a $1,000 deposit to get on the design/build list. This begins the design process. Once the client approves the design and we are ready to start building, the payment terms are 50% down, and the final 50% before shipping to designated destination. We accept cashiers check, cash, credit cards and PayPal. Some fees apply for electronic payments.
